How Engagements Are Structured

Every engagement is documented in a written proposal before paid work starts. Fees, mark-ups, timing, inclusions, exclusions and the contracting model are project-specific and are not fixed by the website.

1. Project Fit Review

  • Client receives: initial consultation, project-fit summary, key risks and a recommended next pathway.
  • ASL undertakes: review of the brief, available site information and required support.
  • Client undertakes: provides accurate land, budget, timing and design information.
  • Fee basis: the initial discussion may be complimentary; any paid review is quoted in writing first.
  • Timing: agreed after the initial information is received.
  • Exclusions: no engineering, approval, final price or construction commitment unless expressly included.

2. Preconstruction Plan

  • Client receives: responsibility matrix, approvals pathway, preliminary cost plan, procurement sequence and indicative programme.
  • ASL undertakes: coordinates the agreed planning inputs and documents the proposed delivery model.
  • Client undertakes: confirms selections, decisions, finance and required owner approvals.
  • Fee basis: fixed fee, staged fee or other basis stated in the proposal.
  • Timing: depends on design readiness, consultants and authority response times.
  • Exclusions: construction, authority approval and third-party consultant work unless listed.

3. Procurement & Supply

  • Client receives: an agreed product schedule, supplier responsibilities, delivery plan, warranty information and the disclosed price or mark-up basis.
  • ASL undertakes: sources and coordinates only the items stated in the proposal or contract.
  • Client undertakes: approves selections and pays amounts according to the signed agreement.
  • Fee basis: product price, procurement fee or mark-up disclosed in writing.
  • Timing: subject to supplier lead times, shipping, site access and approvals.
  • Exclusions: trades, installation, storage or site handling not expressly included.

4. Construction Delivery, Structural Shell or Lock-up

  • Client receives: the exact construction stage, inclusions, inspections and handover documents stated in the signed contract.
  • ASL undertakes: the contracted building work and project responsibilities assigned to ASL.
  • Client undertakes: access, decisions, payments and any responsibilities allocated to the client or owner-builder.
  • Fee basis: contract sum, staged payment schedule or labour basis stated in the agreement.
  • Timing: a project-specific programme confirmed after design, engineering, approvals, procurement and site review.
  • Exclusions: any work, trade, item or approval not listed in the signed scope.

Important: owner-builder statutory responsibility does not transfer to ASL merely because ASL supplies materials, labour or advice. The applicable contracting pathway is confirmed in writing for each project.
